We had a wonderful time. The villa is gorgeous, spacious and well maintained. The garden is just fabulous, big, sun beds for everybody...nice heated swimming pool ...the outside dinning area is really nice...except to do the shopping we did not leave the villa...we spent our complete days sunbathing, swimming and having nice barbecues ..the weather has been really good, sunny and the temperature was between 26 and 30 degrees, what a wonderful weather for February.... The dryer and the toaster stopped working while we were there, the same day they brought us a new toaster and 36 hours a new dryer one was installed. So top... I highly recommend the place.

This is billed as a “luxury” villa and is priced as such. It is actually a once grand old villa which has not had a penny spent on it for years so now everything is old, tired and worn out and as such is over priced. The most important issue is a pretty basic one of the inadequate hot water system in the bathrooms. The taps trickle and when the hot water finally arrives in the shower the pressure is so low the temperature is erratic. We were only a party of 4 but all had our share of jumping out of sudden cold showers. I called the caretaker but all he could do was reset the water pump which improved it a little for a while. This is not the first complaint about this and the owner needs to fix it properly instead of ignoring it. We paid €170 to heat the outdoor pool but it was still too cold for us to use (we have a pool at home and know what to expect). The caretaker said it was set as high as he could but the problem was the cool January climate. The real problem is clearly an inadequate pool heater so in winter don’t waste your money. The Wi-Fi is a single router in the living room and the signal cannot reach the bedrooms or very far into the garden so you have to sit indoors in the living room and even then it is terribly slow. The download speed averaged below 3 Mbps which is pathetic anywhere never mind for a villa that sleeps 8 so forget streaming or downloading files of any size. You may actually find this a blessing but two of our party run their own businesses and needed regular and fast internet access so it ruined their stay. Overall there is just a complete lack of the details found in a “luxury” villa. There are no bathrobes, toiletries, welcome pack, no heaters around the outside dining area (unlike every bar and restaurant on the island in winter), a collection of old and odd cooking utensils and blunt knives, the oldest rustiest BBQ we’ve ever had to use, the safe is still broken (see earlier comments), dishwasher is a waste of time, threadbare furniture, dust and cobwebs, etc. etc. This is expensive villa that could be put right for relatively little money but the owner is obviously unwilling. She does not live on Tenerife and can also be very unresponsive. The local caretaker tries but cant fix the issues because it will cost money, We were very disappointed and would not dream of returning. PS We were looking to purchase a place and went straight on to another villa a few miles away at the same cost. It was a real luxury villa and had everything this place did not. PPS We had a visit from an official looking guy from the water company trying to contact the owner because he said she owed them money and threatening to cut off the water. We let her know but she said he must have been an imposter. So if you are reading this and you had your water cut off .....you know why.

Beautiful villa with stunning gardens. Lovely pool. However it does appear in need of TLC, which in my opinion keeps it from being a really 'Luxury' villa. As already said, it is a beautiful building; however it needs repainting, quite badly in some areas. I obviously didn't do enough research as there are many steps and stairs, so if you are of limited mobility then this is not the villa for you. In particular the flight of steps from the road to the villa are uneven and have no rail. The outside space is lovely with lots of sunbeds and chairs. In fact I think the sunbeds were the most comfortable I've ever used! However, again there were some small issues. As a previous reviewer has mentioned, some of the tiles in the swimming pool are loose and quite a few came out whilst swimming. They are very sharp and could be dangerous - especially for small children. The 2 water features in the garden were not working. Quite a few of the jets in the jacuzzi were not working (we forgot to mention this to Sebastian). Inside the downstairs is very nice and well maintained. (Apart from a rather curious arch shaped piece of plywood(?) with a crack/split down the middle, which is partly hidden by a screen in the sitting room....) Kitchen seemed well equipped, although we only used the refrigerator, dishwasher and hob. There was a shortage of glasses though (large tumblers). Missing a blind on the kitchen window; there obviously had been one as the fixing was still there. Tea towels were clean, but old and stained. It was on the first floor that standards really began to slip. Again visually stunning. However many little things that let it down. Mismatched broken door handles. The main bedroom was fine and the bed was comfortable. Linens were a little old - bobbly pillow cases etc and what seemed to be winter weight duvets. The en-suite bathroom was probably nice at one time. Now not so much. Good design, but the walk in shower is effectively a small dark cupboard and it is the only one in the villa. the others are over tubs. Again the blind was missing but the fixings were still there. The double basins were great; however one was missing a plug and the plug in the other one was broken and wouldn't go up or down. The electric socket was broken. The second bathroom had the same problem with missing plug. Sebastian did bring 2 rubber plugs. But they didn't fit. Hard to believe this wasn't noticed before during cleaning. Shower fitting over bath was of the cheap plastic variety. Not too luxury! Third bathroom had a broken shower attachment on the wall. The safe didn't work; apparently they had been waiting for a part for months, so maybe it works now?... The third bedroom had a bizarre setup of a lamp on the side table, but nowhere to plug it. Unless we were missing something? Dressing room was great and really useful. But only plastic blackout blinds at windows (complete with holes). Again, hardly luxury. The villa is in a residential area and is a 15-20 minute walk to the town of Adeje which is a small town and is ok. Please be aware this is not Costa Adeje. However a taxi to Costa Adeje or La Caleta is only about 10 minutes away. La Caleta offers a good selection of restaurants and is a lovely little village on the coast. We did have a lovely holiday, and I really don't mean to moan, but I feel it is such a shame many things that would be simple and fairly cheap to fix let this lovely property down.
