The apartment actually contains 3 bedrooms of virtually identical characteristics. At the present time only 1 bedroom will be made available for the use of guests. This presents an unusual opportunity for 2 people to enjoy extensive facilities with a private pool.

The apartment occupies the ground floor of Villa Joana, an attractive, private villa set far back from the road by a large garden of grass and shrubs. The plot of 1700 square metres is fully enclosed on all sides and is virtually flat, making it suitable for the elderly. It is situated in Marxuquera, directly on a good quality road and offers secure parking for many vehicles. There are 2 local bar-restaurants within a few minutes walk and many more within a short drive. During the summer you can purchase fresh bread from the delivery van as it passes the gate.

Outside, the apartment is surrounded by terraces and patio ensuring access to sun or shade as you wish. On the eastern side, an entrance door opens directly onto a covered patio with furniture for taking breakfast in the sun or providing a shady retreat for cooling off later in the day. The western terrace is also equipped with patio furniture for dining adjacent to a paella house and BBQ area; perfect for long hours watching the sun go down over the mountains. Conveniently to the front of the apartment, there is a large area for parking many vehicles.

In front of the apartment, there is a large, gated pool terrace for your exclusive use with sun loungers for all day sunshine. An overhead canopy runs nearly full length along one side, providing some shade if desired. The swimming pool is approximately 10 x 5 metres in area, 2 metres at the deep end and 1.25 metres at the shallow end, with Roman steps for easy access. Close by there is an outside shower for rinsing off between swims.

The apartment is self-contained. Inside, the front door opens into a spacious, L-shaped open plan area for cooking, dining and relaxing. The fitted kitchen is well equipped and includes a gas cooker and hob, fridge-freezer, and microwave. There is a dining table for having meals indoors and a lounge area for relaxing around the TV. A DVD player is available for playing videos and there is reception of Spanish terrestrial channels and English free satellite channels (freesat). There is a large bedroom with twin beds and fitted wardrobes, ensuring plenty of space. The 2 bathrooms each have a WC, bidet, shower, wash basin and storage cabinet, whilst the largest one contains a bath.

Marxuquera is a tranquil area of natural beauty and orange groves surrounded by the pine clad mountains of La Safor. The local lanes offer relaxing walks around the valley, with a continuous backdrop of mountain views. From Villa Joana you can walk on a few kilometres past the local bars, through agricultural fields and pine forests, to visit the 14th century monastery of San Jeroni de Cotalba.

The villa is well situated for easy access to the AP7 motorway, with Valencia airport about 80km to the north or Alicante airport about 120km to the south. Gandia has a wealth of shopping, restaurants and culture to offer and is about 10 km away, with its award winning beach and facilities slightly further. The nearby CV60 road takes you rapidly inland to explore away from the coast and visit historic towns such as Xativa and Bocairent. It is well worth driving about 15 minutes to the railway station and taking the train to Valencia city. Ticket prices are very reasonable for an interesting and relaxing journey, taking about 1 hour before you encounter the contrasting, bustling environment of the city, with its beautiful architecture and multiple attractions.

Please note the owners live above the accommodation and will be as unobtrusive as possible. However they will be readily available and pleased to offer assistance and advice to help you get the most pleasure from your holiday.
